Living in Ram Inthra: Rent, the Pink Line, Houses and Floods

Ram Inthra is a long northeast Bangkok road lined with townhouses and gated estates, not condo towers. The MRT Pink Line runs above it, and rents are low. It suits families after a garden and budget long-stayers who can live with traffic and floods.

Ram Inthra Road starts near Lat Phrao and runs east toward the Outer Ring Road. Sois branch off on both sides into housing estates, which Thai people call moo baan.

Most of your neighbors will be Thai families with a car in the carport. You’ll hear very little English, and you’ll pay Thai prices for most things.

Nobody moves here for the nightlife. People come for the space and a mall that doubles as the weekend plan.

This guide covers rent, the housing estates, food and shopping, the Pink Line, floods, hospitals and schools, and how Ram Inthra compares with Min Buri and Lat Phrao.

Ram Inthra at a glance. Map data © OpenStreetMap contributors.

Ram Inthra, in this guide, means the stretch of Ram Inthra Road from Lat Pla Khao station east to Ram Inthra Kor Mor 9, plus the estates behind it. The area covers about 10 square kilometers.

Signs and listings also spell it Ramintra or Ramindra. Same road, same traffic.

It sits in two districts. Bang Khen covers the western half, and Khan Na Yao covers the eastern half, including Fashion Island.

Khan Na Yao means “long paddy-field ridge,” after the rice fields that once covered the district. The fields are long gone, and the old ridges now lie under Seri Thai Road.

The Pink Line stations inside the area, from west to east:

  • Lat Pla Khao
  • Ram Inthra Kor Mor 4
  • Maiyalap
  • Vacharaphol
  • Ram Inthra Kor Mor 6
  • Khu Bon
  • Ram Inthra Kor Mor 9

Two more stations bracket the area. Ram Inthra 3, at the western end, serves Central Ramindra. Outer Ring Road-Ram Inthra, at the eastern end, serves Fashion Island and The Promenade.

Around the edges:

  • West: Lat Pla Khao and the Wat Phra Sri Mahathat interchange with the BTS Sukhumvit Line.
  • East: Nopparat, Bang Chan and then Min Buri, where the Pink Line ends.
  • South: Lat Phrao and Bueng Kum, along Ratchada-Ramindra Road.
  • North: Watcharaphon and Kaset-Nawamin.

Fashion Island, The Promenade and Siam Amazing Park are all in Khan Na Yao district. Plenty of people assume they’re in Min Buri.

Tip: Listings write “Ramintra” for a huge stretch of the northeast. Check the nearest Pink Line station, because a soi near Khu Bon and one near Ram Inthra 3 are about 14 minutes apart by train.

Pros and Cons of Living in Ram Inthra

Ram Inthra gets you a townhouse for roughly what a one-bedroom condo costs in Ratchada, plus a monorail into town. You pay for it in traffic and flood risk, and you’ll rarely hear English on your soi.

Pros

  • Low rents: A townhouse here costs roughly what a one-bedroom costs in Ratchada.
  • Houses with gardens: Estates and townhouse rows fill the sois on both sides of the road.
  • The Pink Line: It runs above the road, and you change to the BTS at Wat Phra Sri Mahathat.
  • Two big malls: Fashion Island with The Promenade at one end, Central Ramindra at the other.
  • Plenty of places to eat: There are lots of restaurants and cafes.
  • Good for families: It’s a stronger pick for families than Min Buri or Lat Phrao.
  • Don Mueang is close: About 24 minutes away.

Cons

  • Flood risk: Ram Inthra has a higher risk of a big flood than most of Bangkok.
  • Traffic: Ram Inthra Road is one long jam at rush hour.
  • A long way to the center: Asok is about 56 minutes away.
  • Few expats: Services are aimed at Thai families, and there’s no coworking space to speak of.
  • Thin nightlife: There are no real bars. Fashion Island is the big night out.
  • Little green space: There’s very little parkland.

What Daily Life Looks Like in Ram Inthra

Daily life in Ram Inthra runs on the Pink Line and the family car on weekdays, and on Fashion Island and Central Ramindra at the weekend.

A weekday starts at the estate gate. You nod to the guard, walk to the soi mouth and take a motorbike taxi to the nearest station, where the first trains leave at 6 a.m.

Breakfast is rice or noodles from a shop by the station, roughly THB40 to THB60, eaten fast. Then you ride west with the office crowd and change to the BTS at Wat Phra Sri Mahathat.

Asok is about 56 minutes door to door. City commuters leave early.

Work locally and you’ll probably drive, with your day bent around Ram Inthra Road, which clogs at both ends of the day.

By early evening, the estate sois fill with kids on bikes and neighbors walking dogs. The carts at the soi mouth have switched from congee to grilled meat and fried snacks.

Want air conditioning with dinner? You go to a mall. Families fill the food courts at Fashion Island or Central Ramindra, catch a film, and the car parks stay full until closing.

Saturday starts at a morning market before 9 a.m., with fish and fruit at local prices. By lunch the stalls have packed up, and you’re at the estate pool, if yours has one.

Sunday afternoon, half the neighborhood heads to Fashion Island. If you want the escalators to yourself, save it for a weekday morning.

In the rainy season, you check the sky before you drive. After a heavy storm, a few sois hold shallow water for an hour or two, while the Pink Line keeps running above it all.

In the worst years, the water stays for days. September 2026 was one of them.

Accommodation in Ram Inthra

Housing in Ram Inthra is mostly townhouse rows and gated estates, with condos clustered near the Pink Line stations. Turn off the main road and you’ll pass townhouses with motorbikes out front, then an estate gate and guard booth.

We haven’t named estates or buildings, because we couldn’t check live listings for this guide.

Modern but Small Condos

Newer condos beside the Pink Line are mostly studios and one-bedrooms. Expect roughly THB6,000 to THB9,000 for a studio, and THB8,000 to THB13,000 for a one-bedroom.

Walk from the building to the platform before you sign, ideally at midday in the heat. Some pockets still need a motorbike taxi for the last stretch.

Bigger, Older, Affordable Condos

Older condos give you the most floor space for the money, at roughly THB12,000 to THB20,000 for a two-bedroom. Couples who want a spare room do well here.

Ask whether the ground floor has flooded. A fifth-floor unit sits above the water. The car park doesn’t.

Townhouses and Gated Communities

Townhouses and gated estates are why most families move to Ram Inthra. A townhouse typically asks THB12,000 to THB22,000, and a detached house with a garden asks roughly THB20,000 to THB35,000.

Most estates have a guard at the gate and a juristic office that collects fees and sorts out the water. Many add a shared pool or gym.

Our guide to finding houses in Bangkok explains how to search in person.

Tip: Ask neighbors how the estate fared in September 2026. Flood history varies a lot from one estate to the next, so judge the specific project and not the district.

Budget Options

Older apartment blocks have the cheapest rooms, from roughly THB3,500 to THB6,000 a month. Rooms are small and the walls are thin, and the train is usually a longer walk away.

Ask about water and electricity rates before you pay a deposit.

Dining Out in Ram Inthra

Eating out in Ram Inthra means Thai food at local prices along the road, and mall restaurants when you want air conditioning and an English menu.

Street Food

A plate of rice with stir-fried meat or a bowl of noodles costs roughly THB40 to THB60 at neighborhood shops. That’s cheaper than budget eating in central Bangkok.

Head for the soi mouths and the stretch under the Pink Line, where carts and shophouses set up from early morning. Breakfast is rice, congee and noodle soup for the queue heading to the train.

After dark, the same corners switch to grilled meat and fried snacks. Dinner in a plastic bag, carried home past the estate guard, is a normal weeknight here.

Fashion Island, The Promenade and Central Ramindra are where the chain restaurants are. They’re the safe pick for a family dinner, and the food courts handle a group of six without fuss.

Central Ramindra’s 2023 relaunch added a Food Patio promising more than 300 dishes from street-food vendors and restaurants. Street food, with air conditioning.

We couldn’t confirm a named standalone restaurant in Ram Inthra that was open and reviewed in the past 12 months, so we’ve left names out. Our best restaurants in Bangkok guide covers the city-wide picks.

Drinking in Ram Inthra

Ram Inthra has no bar scene. On a Friday night, a drink here means a beer at a plastic table outside a local shop.

Fashion Island is the big night out. Couples go to the mall restaurants for a proper drink with dinner.

For a real night out, most residents ride into town. The Pink Line runs until midnight, so leave the bar in time for the last train, or budget for a long Grab home.

Groceries in Ram Inthra

Groceries in Ram Inthra come from supermarkets inside the malls and the markets along the sois, and imported food is thin on the ground. There are several markets and supermarkets.

Fresh Markets

Morning markets set up around the sois and estate entrances, with fresh fish, fruit, vegetables and cooked food at local prices. Go before 9 a.m., when the stalls are full. By lunch, most have packed up.

We haven’t named specific markets, because we couldn’t confirm which are open and active. Ask at your estate’s office.

Supermarkets

Big C, Foodland and Lotus’s are among the area’s grocers. Fashion Island has a Big C inside, with free parking for the mall.

For imported food, try Central Ramindra first. Its Tops supermarket added a Cuisine Masters zone of imported ingredients at the 2023 relaunch.

Anything else means a trip into town or an online order. Our grocery delivery in Bangkok guide covers apps that serve the north and east.

Life Along the Ram Inthra Corridor

Ram Inthra is one long road with the Pink Line overhead and a big mall at each end, and nearly everything else happens down the sois behind it.

The Pink Line Above the Road

The MRT Pink Line is a 30-station monorail from Nonthaburi to Min Buri that has run daily from 6 a.m. to midnight since January 7, 2024. (Verified October 2026.)

It runs on a raised track over Ram Inthra Road. Stand on a station footbridge at rush hour and you’ll see the case for it. The traffic below barely moves.

The stops from the interchange, heading east:

  • Wat Phra Sri Mahathat, where you change to the BTS Sukhumvit Line
  • Ram Inthra 3, beside Central Ramindra
  • Lat Pla Khao, Ram Inthra Kor Mor 4, Maiyalap and Vacharaphol
  • Ram Inthra Kor Mor 6, Khu Bon and Ram Inthra Kor Mor 9
  • Outer Ring Road-Ram Inthra, with exits to Fashion Island and The Promenade
  • Nopparat, Bang Chan, Setthabutbamphen, Min Buri Market and Min Buri

Wat Phra Sri Mahathat station sits where the old Bang Khen roundabout and its Constitution Defense Monument used to be.

Gated Estates and Moo Baan Life

A moo baan is a gated housing estate, and it’s how most people in Ram Inthra live. Each one is its own small world, with a gate, a guard, a juristic office and a few hundred houses.

Mornings start with a queue of cars at the gate barrier. A motorbike taxi stand waits outside, and there’s usually a 7-Eleven close by.

No two estates are alike. Older ones have mature trees and bigger plots, and newer ones have a clubhouse and a pool. Their flood history differs too.

Fashion Island and The Promenade

Fashion Island is the biggest mall on the corridor, beside the Outer Ring Road-Ram Inthra Pink Line station in Khan Na Yao. It opened in 1995, and The Promenade next door followed in 2012.

The mall’s own site lists floors 1 to 3 open from 10 a.m. to 9 p.m., and the basement until 10 p.m. (Verified October 2026.) It also has a Big C and cinemas.

It’s a Thai-family mall, so school holidays and Sundays are packed. On a weekday morning you’ll have the escalators to yourself.

Central Ramindra

Central Ramindra is a Central Pattana mall at the western end of the corridor, beside Ram Inthra 3 station. Its operator lists six cinemas and parking for about 1,000 cars.

Central Pattana opened the area’s first shopping center here in 1993, and it reopened in January 2023 after its biggest renovation since. If Fashion Island is a day out, Central Ramindra is where you pick up school shoes and a phone charger on a Tuesday.

Siam Amazing Park

Siam Amazing Park, the big water park and amusement park, is in Khan Na Yao district. It closed on September 26, 2026, after floodwater covered nearly all of it for five days.

Management says it aims to reopen before Songkran 2027. Its owner has also said he’s open to selling.

The park’s free zoo will close for good, and its animals are going to the Zoological Park Organization of Thailand. If family days out are part of your reason to move, check what’s open before you count on this one.

Transportation Options for Ram Inthra

Ram Inthra is served by the MRT Pink Line and a lot of traffic, and you’ll want a motorbike or car for anything off the main road. Siam is about 50 minutes away, Asok 56 and Silom 60.

Read more: Transportation in Bangkok.

MRT Pink Line

The Pink Line is the train you’ll use most in Ram Inthra. It runs from Min Buri to Nonthaburi, and you change to the BTS at Wat Phra Sri Mahathat.

Fares go up with distance. We couldn’t confirm the current fare table on the operator’s site, so check the fare board at the gate.

Motorbike Taxis

Motorbike taxis wait at the mouth of most sois and at every Pink Line station, so estate residents can reach the train without a car. Settle the fare before you get on, and wear the helmet.

Taxis and Grab

Taxis and Grab work well outside rush hour. Ram Inthra Road backs up badly at both ends of the day, and the meter keeps running while you sit still.

For the airports, see our guide to Bangkok airport transfers.

Buses

Buses run along Ram Inthra Road and fill the gaps between the train and the sois. They’re slow in traffic. Our guide to taking a bus in Bangkok explains how they work.

Driving

Most families here own a car. Parking is easy at the estates and the malls, and the Outer Ring Road gets you across to the airports and the expressways.

Expect Ram Inthra Road itself to crawl at morning and evening rush hour.

Flooding in Ram Inthra

Ram Inthra has a higher risk of a big flood than most of Bangkok. Bang Khen flooded district-wide in 2011, and both Bang Khen and Khan Na Yao were hit hard in September 2026.

That month, Siam Amazing Park sat under water for five days. Our Bangkok flood-free neighborhoods guide covers where in the city floods less.

Heavy rain in a normal year also floods a few roads, but that’s a small problem next to a flood like September 2026.

Your estate matters more than the district. Some sit on higher ground and stayed dry while nearby sois flooded. Ask neighbors, and look for rainy-season photos in community Facebook groups.

Our monsoon flash flood safety guide covers what to do when the water arrives.

Healthcare in Ram Inthra

Ram Inthra has one private hospital on the road itself, Synphaet Ramintra, with more a few kilometers away. Our guide to private hospitals in Bangkok has the wider picture.

Hospitals

Synphaet Ramintra is the closest hospital, and Navavej is a short drive south.

  • Synphaet Ramintra Hospital: A private hospital near Fashion Island, with an English version of its website. Its site lists internal medicine, pediatrics, surgery, cardiology, dentistry and a wellness center. It’s about 3 km from the area center.
  • Navavej International Hospital: A private hospital on Ratchada-Ramindra Road in Bueng Kum, about 3.4 km away.

We couldn’t confirm English-language services or emergency hours at either hospital. Call before you go, and ring 1669 for an ambulance in an emergency.

Clinics

We couldn’t confirm specific English-speaking clinics in Ram Inthra. Start with a hospital outpatient department and ask the doctor for referrals.

Dentists

Synphaet Ramintra lists a dentistry department. Our Bangkok dentists guide lists clinics and chains with train access.

Veterinarians

There’s no vet in Ram Inthra itself. Our Bangkok veterinarians guide lists clinics by neighborhood.

International Schools in Ram Inthra

Ram Inthra’s closest international school is Keerapat, an American-curriculum school off Soi Ramintra 34. Two more sit within about 4 km. Our international schools in Bangkok guide has the full list.

  • Keerapat International School (KPIS): An American-curriculum school at 58 Moo 9, Soi Ramintra 34, in Bang Khen. It’s about 1.2 km from the area center.
  • China International School: A Chinese-curriculum school on Soi Nawamin 74 in Bueng Kum, teaching primary through high school. It’s about 3.8 km away.
  • Korean International School of Bangkok: A Korean-curriculum school on Soi Ram Inthra 13 in Bang Khen, about 4.1 km away.

Bilingual schools cost less. Our suburbs guide puts their tuition at roughly THB80,000 to THB150,000 a year.

For lower international fees, see our guide to affordable English-language schools in Bangkok.

Parks in Ram Inthra

Ram Inthra has few public parks and very little green space. Most of your green space will be your own garden or the estate’s common area.

Many estates have a jogging loop or a pool, with neighbors circling the loop at dawn and again after 5 p.m., once the heat drops. For a proper walk, you’ll drive. Our Bangkok parks guide lists the city’s larger parks.

Other Standout Venues and Features

Ram Inthra’s standouts are its malls and its monorail.

  • Fashion Island and The Promenade: Two linked malls on Ram Inthra Road with cinemas and a Big C, busiest on Sundays.

  • Siam Amazing Park: A water park and amusement park in Khan Na Yao, closed since September 26, 2026, with a planned reopening before Songkran 2027.

Ram Inthra vs. Min Buri vs. Lat Phrao

Ram Inthra has the most malls and food of the three, Min Buri is the cheapest and most rural, and Lat Phrao is the closest to the center. All three have a higher risk of a big flood.

  • Ram Inthra: Families who want a townhouse or house, a mall nearby and a monorail ride into town.
  • Min Buri: Budget families who want the lowest rent and a yard, and can take the longest commute.
  • Lat Phrao: People who want a quicker ride to Asok and don’t need a garden. The Yellow Line and the Blue Line interchange are the draw.

In all three, flood history varies by soi and by estate. Ask about the specific street before you sign.

Should You Live in Ram Inthra?

Ram Inthra suits families who want a house with a garden, and budget long-stayers who can live with traffic. Skip it if you want nightlife, a short commute or an expat crowd.

  • Families: Yes. It’s a strong pick, with townhouses, estates, an American-curriculum school and two big malls.
  • Digital nomads: Probably not. There’s no coworking space to speak of, and Asok is close to an hour away.
  • Retirees: Maybe. Houses are cheap and a private hospital is close, but you’ll want a car and a plan for the rainy season.
  • Business people: Only if your work is nearby. There’s no office district.
  • Budget expats: Yes. Rents are among the lowest in Bangkok for the space you get.

If you want the cheapest rent and don’t mind a longer ride, look at Min Buri. If you want a faster trip to Asok, look at Lat Phrao.
