Rama 9 is the part of Bangkok where office towers, big malls and the MRT share one wide boulevard. Asok is two stops away. Rents run well below Sukhumvit, and the Royal City Avenue (RCA) club strip is a short ride from your door.
Rama 9 doesn’t feel like a neighborhood in the Ari or Phra Khanong sense. It’s a business district that people happen to live in. Office workers pour out of MRT Phra Ram 9 every morning, and after midnight the crowd shifts to RCA.
It suits young professionals who work nearby, Blue Line commuters and families who want a newer condo without Sukhumvit prices. It suits you less if you want quiet sois and walkable streets.
This guide covers where Rama 9 starts and ends, what rent costs, where to eat, drink and shop, how to get around, and whether the flooding record should worry you.
Prices are in baht, with US$ conversions at roughly THB33 to US$1.

Key Takeaways
- Rama 9 centers on MRT Phra Ram 9 and Phetchaburi, two stops from the Sukhumvit interchange at Asok.
- A modern studio asks roughly THB10,000 to THB17,000 a month, and a one-bedroom in a newer tower can reach THB38,000 (about US$1,150).
- Central Rama 9 and Fortune Town sit right on the station.
- JODD FAIRS now trades on Ratchadaphisek Road next to MRT Thailand Cultural Centre; the original Rama 9 site has closed.
- Central Pattana has announced plans to rebuild Central Rama 9 as part of Central GR9, with a phased reopening planned from early 2028.
- RCA’s clubs are close, so a big night out is easy. Pick a unit facing away from the strip and you’ll still sleep.
- Three private hospitals (Piyavate, Praram 9 and Bangkok Hospital) are a short ride away, which is rare for a mid-priced area.
- Streets are wide, sidewalks are patchy and green space is thin. You’ll use the MRT, motorbike taxis and Grab more than your feet.
Location

Rama 9 is the stretch of Bangkok around MRT Phra Ram 9 and MRT Phetchaburi, in the Huai Khwang and Din Daeng districts, where office towers line wide, car-first roads. RCA is tucked in between Rama IX Road and Phetchaburi Road.
The core is the Rama 9 intersection, where Rama IX Road crosses Ratchadaphisek Road. Central Rama 9 and Fortune Town stand on the corner, with the MRT station underneath.
Phetchaburi station, one stop south on the Blue Line, marks the western edge and links to the Airport Rail Link at Makkasan.
Where it ends depends on which way you walk:
- North: Ratchadaphisek Road toward Thailand Cultural Centre and Huai Khwang. That’s Ratchada, and our Ratchada guide starts counting at the same Phra Ram 9 station.
- West: Phetchaburi Road and the Sukhumvit interchange, where Asok’s condo towers begin.
- East: Rama IX Road toward Bang Kapi. Townhouse estates replace the towers.
- South: Phetchaburi Road and Sukhumvit, toward Thong Lo and Ekkamai, which get their own guides.
Pros and Cons of Living in Rama 9
Living in Rama 9 means a two-stop MRT ride to Asok, mid-range rents and malls on top of the station, but also streets you’ll rarely want to walk and not much neighborhood feel.
Pros
- Fast to Asok and the airport rail: Phra Ram 9 to the Sukhumvit interchange is two stops. Phetchaburi gets you to the Airport Rail Link.
- Mid-range rents, newer buildings: Most condos here date from the last 15 years. You get pools and gyms for less than Sukhumvit.
- Malls and supermarkets at the station: Tops, Lotus’s, food courts and a cinema, all under cover, which counts for a lot when the afternoon rain hits.
- Three private hospitals close by: Piyavate, Praram 9 and Bangkok Hospital are all a short ride away.
- Nightlife without living on top of it: RCA is close, but most condo towers sit a few blocks from the clubs.
Cons
- Wide roads, weak sidewalks: Rama IX and Phetchaburi roads are built for cars. Crossing them on foot takes planning and patience.
- Less neighborhood feel: You won’t find the cafe-lined sois of Ari or Phra Khanong. Once the office crowd heads home, the streets around the towers go quiet.
- Little green space: The nearest large park is an MRT ride away.
- Construction ahead: Central Pattana’s announced Central GR9 project runs in phases over several years, so expect building work around the mall.
- Street flooding after heavy rain: Phetchaburi Road and the Ratchadaphisek junction have flooded in recent years (details below).
What Daily Life Looks Like in Rama 9
Daily life in Rama 9 runs on the MRT and the two malls at the Phra Ram 9 intersection, with office crowds on weekdays and mall errands and RCA at the weekend.
On a weekday you’re on the platform at Phra Ram 9 by 8 AM, shoulder to shoulder with office workers in lanyards.
Sukhumvit is two stops and about 5 minutes away. Work in G Tower or The Ninth Tower? Skip the train and walk.
Lunch is a race. At noon the noodle shops and grilled-meat carts by the tower entrances fill up, and a dish runs roughly THB60 to THB100. The air-conditioned food courts at Central Rama 9 and Fortune Town charge roughly THB80 to THB150.
By evening the office stalls have packed up, so dinner is a food court downstairs or something from Tops on the walk home.
When it pours, you’ll be glad it’s all under cover. Grab waits get long, and Phetchaburi Road can sit under 15 to 20 centimeters of water for an hour or two.
Saturday is errand day. Charger dead? Fortune Town fixes that.
Need a kettle? Power Buy at Central Rama 9 has one.
Sunday afternoon at Central Rama 9 is when everyone else has the same idea, so go in the morning.
For cheaper produce, ride the Blue Line up to Huai Khwang Market on a weekend morning. For trees, it’s three stops to Benjakitti Park and a lap of the lake.
Saturday night is RCA. The strip that sits half asleep at 3 PM has queues and taxis lined up by midnight. The last train has gone by then, so you’ll Grab home.
Rama 9 Cost of Living at a Glance
A one-bedroom condo in Rama 9 usually asks THB12,000 to THB22,000 a month, and newer towers near the station ask up to THB38,000, while Asok, two stops away, runs higher.

| One-bedroom, 30 to 45 sqm | THB12,000 to THB22,000 a month (about US$365 to US$665) | Newer towers near the MRT ask THB25,000 to THB38,000 |
| Two-bedroom, 65 to 75 sqm | THB28,000 to THB40,000 a month (about US$850 to US$1,200) | Premium towers go above THB70,000 |

Bangkok-wide numbers are in our cost of living in Bangkok guide. Landlords ask for a two-month deposit plus one month in advance, same as the rest of the city.
Accommodation in Rama 9
Rama 9 housing is mostly condos, from compact studios near the office towers to high-floor units with big pools, plus townhouse estates farther east.
The buildings below came up again and again in public listings. We give rounded ranges, not individual listings, and prices move fast.
Modern but Small Condos
Modern but small condos are the default in Rama 9, and a studio or one-bedroom asks THB10,000 to THB22,000 a month.
Typical buildings:
- Aspire Rama 9
- Lumpini Park Rama 9-Ratchada
- TC Green Rama 9
- Garden Asoke-Rama 9
Units are usually 22 to 40 sqm and furnished. Aspire is under half a kilometer from the MRT, and you pay for that.
Lumpini Park is about a kilometer out, so rents drop a little as the walk gets longer. A kilometer in April heat feels longer than it sounds.
Luxury Condos
Luxury towers near Phra Ram 9 station start around THB30,000 for a one-bedroom and climb past THB70,000 for two bedrooms.
One 9 Five Asoke-Rama 9 and Ashton Asoke-Rama 9 are the names that keep coming up. Think high-floor views, big pools and a proper gym. One-bedrooms in One 9 Five ask THB30,000 to THB38,000, and shorter leases cost more per month.
Bigger, Older, Affordable Condos
Older buildings near the station give you 60 to 75 sqm for THB28,000 to THB40,000 a month, and that’s where a lot of families land.
Belle Grand Rama 9, Lumpini Place Rama 9-Ratchada, PG Rama IX and Siam Condominium all turn up in this range. You get more space and fewer amenities than in the newest towers. Walk the route to the station before you sign, ideally at rush hour.
Townhouses and Gated Communities
Gated townhouse estates sit on the eastern stretch of Rama IX Road, toward Hua Mak, and ask THB28,000 to THB38,000 a month.
Town Avenue Rama 9 is the main example: a Sansiri estate with security, a pool and a gym. You get three floors and parking. You lose the MRT, so plan on a motorbike taxi or Grab to the station.
Budget Options
Budget apartments are scarce in Rama 9, and the cheapest rooms sit north around Huai Khwang and Sutthisan.
Our Ratchada guide lists the older apartment blocks up there. They’re partly furnished and a lot cheaper than anything near Phra Ram 9.
Before you sign anywhere, read what to check before signing a rental contract. Our guide to renting an apartment in Bangkok covers the rest.
Dining Out in Rama 9
Most eating in Rama 9 happens in malls and office-tower food courts, with street stalls feeding the lunch crowd along the sois, so the food scene keeps office hours.

Street Food
Rama 9 street food clusters around office buildings and sois, not along the main boulevards.
At noon the queues form at noodle shops, rice-and-curry stalls and grilled-meat carts near the tower entrances.
Stalls near offices keep office hours, so once the towers empty out, so do they. For late-night street food, head north to the Huai Khwang strip in our Ratchada guide.
Popular Dining Spots
Central Rama 9 and Fortune Town are the two places to eat at the Phra Ram 9 intersection, and between them they cover most budgets.
- Central Rama 9: Robinson, Tops and a cinema anchor the mall, with restaurants and cafes across the floors.
- Fortune Town: an IT mall with restaurants, fast food, the Food World court and a Lotus’s food court.

For the whole city, see our picks for the best restaurants in Bangkok.
Drinking in Rama 9
Drinking in Rama 9 means RCA, a long strip of clubs and live-music venues between Rama IX Road and Phetchaburi Road that does most of its business after midnight.
RCA has been on Bangkok’s nightlife map since the 1990s. Its best-known club, Route 66, was hit by a fire in October 2025. Pattaya Mail reported that the burned building was a separate storage structure.
Time Out Bangkok called the fire the end of an era, so check Route 66’s status before you plan a night around it.
Bigger rooms have moved in. Time Out names Spaceplus Bangkok as an established RCA venue. It also says FVTURE, a 6,000-capacity club billed as Southeast Asia’s first hyperclub, opened on December 30, 2025.
Tip: RCA runs late and the MRT stops at midnight, so budget for Grab or a taxi home. If you’re looking at a unit near the strip, visit at night to hear how much bass comes through.
Outside RCA, bars are thin on the ground. Some condo towers have their own sky bars or lobby cafes, which is where a quiet weeknight drink usually happens. For a classic Bangkok bar crawl, Asok and Thong Lo are a short ride away.
Groceries in Rama 9
You can do your Rama 9 grocery shopping without leaving the Phra Ram 9 intersection, since both malls have supermarkets, and on a wet evening you won’t even get rained on.
Fresh Markets
Rama 9 has no fresh market in its core, so residents shop at the malls or at neighborhood markets to the north.
Huai Khwang Market, in Din Daeng, is the nearest traditional market, a short ride up the Blue Line. For wet-market prices on produce, make it a weekend morning trip, not a daily walk.
Supermarkets
Tops at Central Rama 9 and Lotus’s at Fortune Town are the two main Rama 9 supermarkets, and both connect to the Phra Ram 9 intersection.
- Tops Market (Central Rama 9): better for imported goods and packaged food.
- Lotus’s (Fortune Town): better for everyday items and bulk buys.
Rama 9 as Bangkok’s Newer Business District
Rama 9 is Bangkok’s newer central business district, with office towers, two big malls and an MRT station packed onto one intersection.
Bangkok’s first business center grew around Silom and Sathorn, then Sukhumvit. Rama 9 came third. Central Pattana, the developer behind Central Rama 9, calls its 73-rai site here a future central business district.
The Station and the Malls
MRT Phra Ram 9 sits directly under the Rama 9 intersection, and you can walk from the platform into Central Rama 9 and Fortune Town without crossing a road.
- Central Rama 9: a lifestyle mall with a flagship Robinson, Tops, B2S, Power Buy, a sports store and a cinema. It’s where residents spend their weekends.
- Fortune Town: an IT mall for phones, laptops, repairs and gadgets, with restaurants and a food court. Locals come here for electronics, not the tourist malls.
The Central GR9 Plan
Central Pattana announced in March 2026 that it plans to turn Central Rama 9 and three neighboring office buildings into a 73-rai mixed-use project called Central GR9.
The office buildings in the plan are G Tower, R House (formerly Unilever House) and The Ninth Tower.
In the first phase, the company says, the mall’s retail space will be transformed and expanded, with a phased reopening starting in early 2028. Homes and other amenities are planned for later phases.
Tip: Central Rama 9 was open and running events in October 2026. If mall access is a big reason you’re picking a condo, check which parts are still trading before you sign a long lease.
The Office Towers
The towers around the Rama 9 intersection make it one of the easiest places in Bangkok to live within walking distance of your job.
G Tower, The Ninth Tower and the other office buildings put thousands of workers on the sidewalks at 8 AM. That crowd keeps the cafes and food courts busy and packs the MRT at rush hour. On Sunday the same sidewalks are close to empty.
What Happened to JODD FAIRS
JODD FAIRS now trades on Ratchadaphisek Road next to MRT Thailand Cultural Centre; the original Rama 9 site has closed.
The Nation reported in 2024 that the market’s Rama 9 lease with GLAND, a Central Pattana company, was due to expire and that the operator was opening the Ratchada branch.
The Nation also reported that Central Group plans a 125-storey “Super Tower” on the old plot.
Plenty of older listings still give the Rama 9 address, so go by the Ratchada one.
Our Ratchada guide covers the night markets up there, including the reopened Talad Rot Fai.
RCA After Dark
RCA is why people from across Bangkok come to Rama 9 at midnight, and it’s a short ride from the condo towers.
By day the strip is quiet, mostly shut doors and parked cars. By night it fills with queues, taxis and sound checks, and you hear the bass before you see the doors.
Living close means easy nights out and a busier street at 2 AM, so most residents pick a building a few blocks away and ride over.
Transportation Options for Rama 9
MRT Phra Ram 9 on the Blue Line is the main way in and out of Rama 9, and it’s two stops from the Sukhumvit interchange at Asok.
MRT
The MRT Blue Line serves Rama 9 through two stations and runs daily from 6:00 AM to midnight. (Verified October 2026.)
- Phra Ram 9: the main station, under the intersection, connected to Central Rama 9 and Fortune Town.
- Phetchaburi: one stop toward Sukhumvit, with a link to the Airport Rail Link at Makkasan.
- Sukhumvit: two stops from Phra Ram 9, with the interchange to the BTS at Asok. The ride takes about 5 minutes.

Airport Rail Link
The Airport Rail Link runs from Makkasan to Suvarnabhumi Airport, and you reach Makkasan from Phra Ram 9 by riding one stop to Phetchaburi.
Door to terminal takes roughly 30 minutes by rail. Our Bangkok airport transfers guide covers both airports.
Motorbike Taxis
Motorbike taxis wait at the mouth of most Rama 9 sois and run you to the station for a short fare. If your condo is a long walk from the MRT, you’ll use them a lot.
Taxis and Grab
Taxis and Grab are easy to find in Rama 9, but Rama IX Road jams badly at rush hour. Waits get long when it rains, so take the MRT when you can. Our guide to transportation in Bangkok has fares and apps.
Buses
Buses run along Rama IX, Phetchaburi and Ratchadaphisek roads, but they crawl in traffic and rarely beat the MRT. Our guide to taking a bus in Bangkok explains how they work.
Flooding in Rama 9
Rama 9’s risk of a big flood is low. Less than a fifth of the area flooded in 2011.
Heavy rain is a different story. Several nearby streets flood after a storm, mainly Ratchadaphisek Road at Thiam Ruam Mit Junction, Phetchaburi Road outside the Singh Complex, and the stretch from the Rama 9 intersection toward Central Rama 9 and RCA.
The water stays on the roads, is usually gone within a couple of hours and rarely reaches condo lobbies. It does slow down the Grab you booked.
Ask the building office about flood history before you sign. Our guide to flood-free Bangkok neighborhoods compares areas, and the monsoon flash flood safety guide covers what to do when it happens.
Healthcare in Rama 9
Rama 9 has three private hospitals within a short ride, plus a dental clinic and a 24-hour animal hospital nearby, so a 2 AM emergency doesn’t mean crossing the city.
Hospitals
Piyavate, Praram 9 and Bangkok Hospital are the three main hospitals near Rama 9.
- Piyavate Hospital: a private hospital with centers for heart, orthopedics, pediatrics, eyes and emergency care. It states JCI approval.
- Praram 9 Hospital: strong on cardiology, kidney disease and spine care, with a dedicated institute for each.
- Bangkok Hospital: the premium option, named one of Thailand’s best hospitals by Newsweek in 2023 and 2025.
If you plan to use any of them, get cover first. See our Thailand health insurance guide and the overview of private hospitals in Bangkok.
Clinics
Small general clinics are scattered through the Rama 9 sois, and many cater mostly to Thai patients. For anything beyond a cold, go straight to one of the hospitals. Pharmacies in the malls and along the main roads cover everyday needs.
Dentists
Bangkok International Dental Center (BIDC) has a branch on Ratchadaphisek Road in Din Daeng, a short MRT ride north of Phra Ram 9. Our BIDC review covers the clinic, its branches and costs.
Veterinarians
Thonglor Pet Hospital’s Rama 9 branch is open 24 hours a day, and its headquarters has MRI and CT imaging plus specialist clinics. The hospital’s own page gives the address as 80 Rim Khlong Saen Saep Road, Bang Kapi.
For more options, see our guide to veterinarians in Bangkok.
International Schools in Rama 9
Rama 9 has one international school on its doorstep, Shrewsbury International School Bangkok City Campus, and more options a short drive away on the Sukhumvit side.
Shrewsbury International School Bangkok, City Campus is at 982 Rim Klong Samsen Road (Rama 9), Bang Kapi. It follows the English National Curriculum from playgroup through the junior years. Older students move to the school’s Riverside campus.
Families with older kids will likely look at Sukhumvit schools, and a school run by car or bus is normal. Our guides to international schools in Bangkok, the cost of international school fees and affordable English-language schools go further.
Parks in Rama 9
Rama 9 has almost no park space of its own, and the nearest large park, Benjakitti, is a three-stop MRT ride away.
Benjakitti Park sits beside MRT Queen Sirikit National Convention Centre, with a lake, wetlands and an elevated walkway. It’s usually open from early morning to about 10 PM, though access changes for big events. Go early on a Saturday, before the heat.
Chatuchak Park, up the Blue Line, is the other big option. Our guide to parks in Bangkok lists more.
Running on Rama IX Road means breathing exhaust and waiting at lights, so most residents use their condo gym or one in the malls.
Other Standout Venues and Features
The Rama 9 places you’ll end up using most are practical ones, starting with an IT mall that can fix your phone on a Sunday.
- Fortune Town: the IT mall where locals buy phones and laptops and get them fixed. Handy when your charger dies on a Sunday.
- Office towers: G Tower, The Ninth Tower and R House sit next to the mall. If you run a business, our guide to office space in Bangkok helps.
- Avani Ratchada Bangkok: a hotel connected to Fortune Town, useful when friends visit.
- Central Rama 9 cinema: your rainy-day plan.
Rama 9 vs. Ratchada vs. Asok
Rama 9 costs less than Asok and sits two MRT stops from it, while Ratchada is cheaper still but farther up the Blue Line.
| Factor | Rama 9 | Ratchada | Asok |
|---|---|---|---|
| Price level | Mid | Value | Upper |
| Modern one-bedroom rent | Roughly THB12,000 to THB22,000 a month; towers up to THB38,000 | THB15,000 to THB25,000 a month (per our Ratchada guide) | Higher than both |
| MRT to Asok | Two stops, about 5 minutes | About 11 minutes | You’re there |
| Rail to Suvarnabhumi | About 28 minutes door to terminal | About 32 minutes | About 22 minutes |
| Nightlife | RCA club strip, little else | Night markets, bars, 24-hour places | Dense, every kind |
| Expat scene (out of 5) | 3 | 2 | 5 |
| Flood rating | Low | Low | Low |
| Families | Newer condos, hospitals, one school | Student housing, little green space | Condos and schools, but crowded |
Rama 9 is the middle path. You get newer condos and a business-district feel without Asok’s prices, and you give up Asok’s bar on every corner.
- Ratchada: cheaper and more local, with Chinese and Korean restaurants and night markets, but fewer international shops.
- Asok: the expat hub, with everything on your doorstep and the highest rents of the three.
If you work in Rama 9, live here. If you work around Sukhumvit and want the shortest commute for the money, Rama 9 is a good compromise.
Want to spend less and don’t mind a longer ride? Look at Ratchada. If you want a full social scene and can pay for it, Asok wins.

Should You Live in Rama 9?
Rama 9 suits office workers, young professionals and families who want a newer condo near the MRT without paying Sukhumvit rents, and who don’t mind more evenings in a mall than on a soi.
- Young professionals and office workers: the best fit. A short MRT ride to work, malls downstairs and RCA when you want a night out.
- Families: good if you want a modern two-bedroom, hospitals close by and an international school nearby. Weaker if you want parks or walkable streets.
- Digital nomads: a practical base with fast transport and cafes, but a thin social scene next to Asok or Ari.
- Business people: the towers, the MRT and a quick link to the airport rail make it a convenient base.
- Retirees: three hospitals nearby help, but car-first streets and little green space make it a weaker pick than quieter areas like Phra Khanong or On Nut.
Still unsure? A one-month serviced apartment is a cheap trial run. Our guide to serviced apartments in Bangkok shows how they compare.
